Simultaneously, this upward trend was mirrored in less mature markets such as Spain and Italy, indicating a widespread shift in consumer behaviour.
While there has since been a moderation from the peak rates experienced during the pandemic, e-commerce penetration in mature markets like Germany and the UK has stabilised at levels higher than expected. Projections indicate that this growth trajectory is set to continue over the next five years, cementing e-commerce as the prominent driver of logistics demand.
Spain, Poland and Italy have not seen a post-pandemic decline in e-commerce penetration. These outlier markets have either maintained their elevated rates or experienced further growth, showcasing the potential for long-term shifts in consumer purchasing habits. Indeed, Mountpark’s CE team reported earlier this month that it is currently receiving more occupier enquiries from e-commerce than any other sector.
A recent study by CBRE Research highlights the direct correlation between e-commerce sales and the need for logistics space.
